Be Careful with Brewer Caldwell (Tucson, AZ)

I talked to an agent at Brewer Caldwell in Tucson and he has mentioned that we (the buyers) need to pay for the referral fee. In particular the referral fee is a 3% fee that he will need to pay to Marshall. 

I didn't want to argue then, but I did mention to him that at least in CA, that is unheard of!. He sort of explained to me that AZ is different, and I'm not the only one who has brought up that concern. I'm sorry, but I sympathize with those investors who fell for his sales talk. 

We actually went on a tour in Tucson, AZ with this Brewer Caldwell agent and he showed us some Richmond American Homes (new home builders). To my amazement, the Richmond American Homes design center/sales office is located right next door to Brewer Caldwell's office! Even on these new development homes the agent had asked us to pay an extra 3% to cover Marshall's referral fee. I'm sorry, but that sounds like B*S* to me. So I went directly to the builder and bought from them. Saved myself 3% on unnecessary fee! 

You may argue that the new builder may not pay for his part of the commission, well, guess what? They do! At contract signing it asked if we had a realtor, so clearly the builder is paying the selling agent as well! 

What is your experience with Brewer Caldwell. Let me know what you think about all this!

Brewer Caldwell Property Management- Tucson

Beware of Brewer Caldwell as a property manager in Tucson. They seem to be having some real problems lately. We just got an e-mail recently that said something like- oh by the way your renters moved out 2 weeks ago and the house needs some repairs. They seem to be letting a lot of things fall through the cracks- most likely because they are trying to manage too many houses. I still am not sure if the repairs were completed now 6 weeks after the renters moved out. I have had friends call pretending to be interested in renting the house, but have not had their calls returned in over 2 days. They often don't return my phone calls either. Are they going out of business?

I had no problem getting them to call me back when I was out there looking for a property to buy. They followed up with me hard... I guess they make better commission on selling than leasing. Thanks for the feedback!

Brewer Caldwell Property Management- Tucson

I think you hit the nail on the head. The real reason they are in business is to collect commissions on selling. The property management is just a necessary evil (break even at best) to attract more investors for sales. We have had much better luck with other property managers who are not involved in selling. We are starting a search for other property managers in the Tucson area who are not involved with selling.

Brewer Caldwell Opens Your Home to (almost) Anyone- Shocking

By pretending to be a prospective renter, I found out how Brewer Caldwell shows your home for rent. They tell the prospective renter (a total stranger) to call for the lockbox code so that he can get the key to let himself in, totally unescorted and unwatched. This would open up the home to vandalism, theft, key copying for later entry, etc. They obviously do not have the staff to show the home in person.  

I spoke with our Brewer Caldwell property manager in Tucson and found out that she manages 248 houses besides ours. She sometimes is responsible for 400 houses at a time. I believe this explains it all. They are just spreading themselves too thinly to take proper care of your home. 

Other network members out there, please contact Marshall Reddick's office to request that the network locate alternate property managers in the Tucson area as soon as possible. They are just one bad apple in an otherwise almost perfect organization.

On our own, we found a new property management company, Yellow Star Property Management. So far they are working out great. They don't turn the keys of our houses to strangers who call in to view the houses. It is actually possible to get a phone call returned the same day- imagine that. They operate like the competent property mangers we have in several other locations.  

We feel more than a little let down by the network in that they did not offer help in locating an alternate property manager when we complained about poor service from BC. The response from one representative of the network was essentially denial of any problem with BC, thus implying that the problem must be with us, not BC.

On second thought, I believe the one network representative I spoke with was not really speaking for the entire network. He did not exemplify the helpfulness and honesty that we have experienced with everyone else so far in the network, including local California people and agents in other states. I would hope that other representatives in the network would become more aware of the issues with BC and initiate corrective action, but it appears that they have been shielded from this problem by a small group of individuals who would prefer to think that there is no problem. We are still searching for a competent property manager in Phoenix and again asking help from the network.

Hello. My name is Chris Epperson, Director of Public Relations for Brewer-Caldwell Property Management. I was very surprised to see several of the comments that have been posted. I attempted to research specific problems, but was unable to do so without specific names or property addresses. Let me begin by saying ? if you have a valid concern - please e-mail me - I want to make every effort to research what happened, hear your story, and do everything possible to correct the situation. We as a company have a sincere desire to continue to offer exemplary customer service. I realize that it won?t happen if we don?t constantly make adjustments and fine tune the way we do business ? without the constructive criticism and comments of those we interact with every day, it?s not possible. Even if you are no longer a client of ours, please directly offer your concerns to me so we can continue to improve. 

I will attempt to generally address several of the concerns expressed, then await contact from those that will allow me to look into any specific issues. 

Brewer-Caldwell Property Management is first and foremost a property management company. It wasn?t formed out of necessity ? it was the genesis of who we are today. We came to realize that our experiences as property managers enable us to give invaluable information about what areas are best for investment properties. Over the last 9 years, we?ve constantly analyzed the local market and continue to search out the best choices for our investors ? growing to be the largest single family residential property management and acquisition company in Arizona. With growth have come new and candid lessons. We have constantly foregone faster growth to ensure the security and service given to our current clients. The opinions of Brewer Caldwell posted on this site are quite accurate. I am a tenant in one of BC's houses. I have tons of emails and some letters that show their incompetence and their lack of concern for renters or the homeowner.  

Our situation is so bad that we are consulting an attorney to represent us.  

Brewer Caldwell does not care to address concerns of persons with disabilities on top of it all! Even after reminding them of the ADA laws!

I am following up on my posting of 8/14/06. BC has in fact taken care of and handled our particular situation with professionalism and courtesy. Thank you! My advice for renters is to make sure you maintain good communication with your property manager and not blame the property manager for something that is ultimately out of their hands. My advice to investors is to allow your property manager to handle the contracting for contractors performing work on your properties and release the money to the property manager for disbursement. This way the property manager has more control over the situation and their hands are not tied. Property Managers have two parties to please. The investor/owner and the tenants. They are bound by tenant laws as well as their contracts with the investor. In our case, BC?s hands were as tied as ours and all they could do was allow us to vent, send the info on to the owner and let him handle it. When the owner is not available because he lives in another state, it makes it difficult for the owner to listen to the tenants so he takes the word of the contractor. We happen to be tenants who care about what is being done to the property and were looking out for the owner as well as ourselves. I realize that this kind of attitude from tenants is not common enough in the rental business. With the property management controlling the contract, they have more power to intervene and we now see that BC was doing what they could, but because they did not hire the contractor, they could do no more than we could. My apologies to BC for judging them without understanding their position in this. BC has gone out of their way to remedy this situation.

I can't tell you how much we appreciate two things - one, your patience in allowing us to do all we could to get your issues resolved, and two, publicly explaining the situation so others can analyze the situation for themselves with all the information presented, and make their own determination about the service we provided.  

It's one thing for me to come back to this forum and state that your issues were resolved, but it is invaluable to have the original complainant to do so. It is a testament to your character and professionalism.

Brewer Caldwell - Absolutely to AVOID

I read so many complaints on this forum already.
All of these show proof how HORRIBLE this Prop Mgmnt is: from Prop Mgr, Ripp-off Manintenance Dept and even non-responsive Accounting dept. 

People won't be wasting time complaining if they've never experienced BAD things with Brewer Caldwell including myself.

Brewer Caldwell - Tucson

We had a horrible experience with them. We finally fired them and hired an attorney to get back all our money from all the ridiculous charges they charged us. They did nothing to get our property rented. Caught them in lies during this time. They also own their own home warranty company. They had so many complaints that they changed their name. My friend and I, both, were extremely dissatisfied with Brewer Caldwell in Tucson and would say to avoid them like the plague. Nancy

Are there any specifics you can give me so i can address your concerns? The branch manager was unaware of any attorneys recently contacting them. What can i do for you? Had Enough!!

WOW! The PR people for Brewer Caldwell must have to do some SERIOUS damage control, especially for the Tucson office. I am a tenant of BC and it has been a living NIGHTMARE since day 1! I can honestly say I have never dealt w/a company that I believed to be so unethical and malicious. I have to say I wasnt surprised to find this site, only surpised not to find more. I just wish the owner of the house we rented was aware of the things that go on as the owners on this page are. Unfortunately the owner is still in a dillusioned fog of ignorant bliss. If only we could all be so lucky......I just dont understand how this company is still in business and not facing legal consequences. My family and I have been thru so much emotional distress and abuse that we have decided to seek counsel. Dear Had Enough: 

If you don't have the name and address of the owner of your house, you could go to your local county records office and obtain that information, since it is all public record. You would be doing the owner and yourself a big favor if you would send him a letter let him know about your experiences. It is not that difficult to switch to a new property management company- we did it with our property in Tucson and have been problem free since then. Again, I would ask for help from the MR network for any problems with property managers.  

In my opinion, the network has some ethical (if not legal) obligation to constantly monitor the property management companies that they recommend. In the seminars they certainly talk about worry free property management. The implication is that the MR network is doing the worrying and making corrections so that the owners don't have to worry. I suggested that they periodically take surveys of the property management companies they recommend to see if the property owners are having any problems. So far, this has not taken place as far as I am aware of.
