I need somebody to research and find out the issues and come out with a plan to attract new tenants
'I do not know' is not acceptable answer !

As I have told you in previous communications regarding this property - you were not mislead. When I sold the properties, all but one of the units were fully occupied and had been fully occupied. The prior owner was able to fill vacancies within only a few weeks. How that happened I do not know and why it is not happening now I do not know. There is no way for us to know how a previous owner qualified his tenants - we can only go by the current rent roll and the leases. No one can guarantee that a tenant stays in place and no one can guarantee future occupancy - all I/we can do is tell you what the occupancy has been.

It becomes obvious now that this area is very poor rental area.
My unit has been vacant for 3 months now and I haven't heard any single serious prospect tenants to rent my unit.
and there are still 13 vacant units out of total 48 units in this community (27% vacancy)
When I bought this property thru Marshall Reddik network (Morries Property), I was told it will meet their standard as far as the good/best rental area. But I have been misinformed !
