Property Maintenance

Hello All, 

I joined and posted today because it has recently come to my attention that investors have been way over charged in the area of maintaining their investment properties.  

I will first tell you that I own a property maintenance company in the Central/Northeast area of Florida - based in Palm Coast Florida since 2004. 

Second I need to tell you that my posting is not an attempt for your business. My business deals with investment property AND new construction...we are doing fine; I am just tired of actually seeing people smell money and go after every last dime possible. 

I recently sent letters to approximately 250 investors nationwide who invested in this area and (of course business would be nice) my main concern is to let investors know that they have options. I am sure this is not the only area in the country that this is happening in.  

Parts of my letter: 

Investment properties, albeit exciting and profitable, if you are not careful you may be spending more on your investment than is necessary. (regarding work needed)...many services that are necessary for investors to maintain the value of their homes and to continue monetary growth as well as cash flow... Why pay double the costs for someone else to make this phone call for you?  

Please don't allow a person or a company tell you its the best price they could get without researching it yourself. Paying directly to those who did the work will greatly reduce your bill. 

You could start by searching the internet, asking many other investors in the same area as your investment will help you as well. Keep in mind some companies (like mine)don't list themselves in the yellow pages. Asking your fellow investors is best, your builders can be helpful as well.  

Asking your managemnet company may not be as good only because referring you to deal directly with others cuts out their piece of the pie.

Property Maintenance

Hi TAG PM,
Are you on Angie list or Craig list? How would I know where to find you if you are not even on the yellow pages. I am a little skeptical, if you can not pay for listing in yellow pages, do you have enough capital to fix a leaking faucet? or you are just a guy hanging out of home depot (i.e. no license or even a handy man status). Sorry, for being skeptical and honest. I do not mean to put you down.  

I really like your other advises and I think it is absolutely true. My friend had cut the cost of having grass/sod installed by half by outside contractor and he had details of the quote (sq footage, material used, labor...). Versus his prop management sent him 2 lines. "Installing grass for $5400. Send me the check." He was laughing in tears. 

On the other hand, if you are doing honest business with me or any other investors, I promise you that you will get my business always and many of my friend's business. That is the reward for being honest and that is my business philosophy.

I have no problem with your post; you should be skeptical...that is what my post was suggesting you do. 

My company has never advertised anywhere other than a mailing approximately a year and a half ago and a recent mailing that I discussed above (unless you consider our name on items donated to our local school an ad - I am very involved with our schools here in Flagler County and support where I can). The bulk of our business comes from word of mouth. 

I am having a bit of trouble responding as I feel that I would like to explain the structure of my company though at the same time I did not post here to put my company out there; my post was more for you than me.

Other than saying just that I feel I would be turning this forum into a business gain and that was not my goal.
